A Visit to the Village im Dritten – A Glimpse into the Neighborhood of Tomorrow

One of the most exciting inner-city development projects in Vienna’s 3rd district is currently taking shape on over 11 hectares.

“The ‘Village im Dritten’ is one of the real estate projects scheduled for completion in 2027 that students in the Executive Management master’s program should explore,” said Endowed Chair Anna-Vera Deinhammer to Martina Zöbl (lecturer).

No sooner said than done! We took 33 Master’s students to visit this special urban neighborhood.

During an on-site tour of the planning office and the construction site, several experts were on hand to answer questions from the 33 students: Gerald Beck (CEO of BIG & ARE) and project manager Gregor Wiltschko (ARE), sustainability expert Katrin Künzler (PORR), and Martin Raumsauer (ÖGNI) used their first-hand information to provide insights into the “Village im Dritten,” currently under construction, from various perspectives that are usually reserved for experts.

Ambitious Real Estate Project

To mention just a few facts:

  • The “Village im Dritten” is, or will be, a mixed-use neighborhood for around 4,000 people, with approximately 1,900 apartments, as well as workspaces and educational facilities.
  • Sustainable energy supply, generation, and consumption are 80% on-site: the buildings’ heating, cooling, and electricity are provided through a combination of geothermal probes, photovoltaic systems, and district heating.
  • In 2025, the Village im Dritten was awarded the ÖGNI DGNB Development Certificate in Gold for urban districts.
  • Around 200 stakeholders are involved, and the challenge is to coordinate them and reach a consensus.
  • The City of Vienna mandated that a natural habitat be preserved for the native sand lizards.
  • The Village will be largely “car-free”.

The field trip was led by Academic Expert & Lecturer Martina Zöbl as part of the course “Interdisciplinary Reflections”, which aims to foster new perspectives and insights, encourage thinking beyond disciplinary boundaries, contextualize developments, and understand management within the context of professional or personal transformations. The students asked many questions and gained fascinating insights into contemporary urban development.

The event was also organized on an interdisciplinary basis between the Management & Entrepreneurship study programs and Endowed Professor Anna-Vera Deinhammer from the Real Estate Management study programs.
